Real Estate Photography Designed to Get Buyers Through the Door

Do you feel like listing photos should get more attention, but you didn’t know who to trust? Real estate photography is one of the most challenging photography genres, requiring both technical skill and an eye for staging.

Fresh Listing Photos by Michelle Bollinger serves the Dallas/Fort Worth, Texas area seven days a week, covering Denton, Collin, Dallas, and Tarrant counties with reliable, professional service.

What I Offer

If you want to be in charge of how your listings look online, I'm your gal – I'm not just going to show up, snap some pics, and disappear. You know as well as I do that not every house is easy to photograph, and things like staging, timing, and the angle you shoot from can make a huge difference. Plus, not all sellers are easy to please, and some properties need extra TLC to really shine. If you like a more hands-on, professional approach, let's chat!

The real estate industry isn't talking enough about how important the right photos are

We can work together on every shoot, so you can check out the angles and make the pictures just right as we go. The final photos will be exactly what you want, no second-guessing needed. We can pause anytime to make sure the framing is perfect, adjust the view, and get each room looking exactly how you and your seller envision it. That way, everything feels planned and on point before I even hit the shutter.

If the house isn’t ready for photos, it sure isn’t ready for showings.

We're in a market where buyers have tons of options. My aim is to create listing photos that show the house exactly as it would look during a showing – an honest preview. Buyers usually sort through listings based on location, price, and number of bedrooms. If the photos give them a good feel for the inside and make it look inviting, then I've nailed it.

What sorts of photos and such do I provide?

I'll snap pics of the inside and outside, and you'll get a snazzy, color-coded 2D floor plan that shows where all the stuff is – sinks, stoves, tubs, the works. I'm all about working smart, so you get fast, top-quality results. If you need drone footage, I'm not your gal – you'd be better off with an aerial expert. I can hook you up with a referral if you need it. And no extra charge for big houses or awesome backyards; I use a drone alternative that gets the job done right and without extra expense for you.

Here’s some cool stuff I give you (for free)

Every listing includes a snazzy 2D floor plan that uses distinct colors — bathrooms and the laundry room in blue, living areas in another hue, and bedrooms in a separate shade — to make spaces easy to identify. This simple visual cue gives buyers quick context clues, especially for those who haven’t taken the time to learn how to read a traditional floor plan. A single-property website. Sellers appreciate these because they make the home feel special and provide a simple, attractive way to share the listing on Facebook and with friends, neighbors, and church groups. Here’s an example of a single property website, with a custom domain.

A website that’s sort of like a Matterport or Zillow 3D scan—an immersive, walkthrough-style experience. You really have to see it to understand how it feels. Click here to take a look and see what I mean.

How quickly do I typically work and complete each project?

Hey, if you've worked with those big photo places before, I know I can't beat their super-fast turnaround or the super-low prices. To make sure we get the best results and a great experience, let's chat about a timeline that works for everyone. This way, we can both easily make changes and reshoot if needed. There might be some back-and-forth on edits, so just a heads-up on that. We only get one chance to make a good first impression, and I want to work together with you and the seller to get it just right.

  • Photos designed to help buyers get a good feel for the home and book a viewing with confidence. Each MLS listing package comes with: pics of the inside that show off the best parts of the house; outside shots taken with pro gear, including a tall tripod that can reach up to 24 feet for those big houses and cool backyards.
A snazzy, color-coded 2D floor plan that's easy to understand—I leave out the measurements so buyers can focus on the layout. These floor plans are featured on Realtor.com and Redfin, helping buyers quickly get the gist of the place.
An online tour links the pics to the floor plan; agents can add it to the MLS once the listing is live. Zillow HD images too, for a clearer look on Zillow. Plus, a dedicated property website makes it super easy to share the listing. Everything is designed to work together so buyers get it right away. Prices are $250-$325.

  • I take photos that help guests get a good feel for the space and book with confidence. • Photography crafted to clearly showcase your work and help potential clients quickly understand the value you provide. Every before-and-after package includes: Before and after images captured from consistent angles to clearly illustrate the transformation; interior and exterior images that focus on the specific areas where work was completed; a color-coded 2D floor plan highlighting key fixtures, designed for clarity at a glance (dimensions are intentionally omitted to keep the emphasis on layout and flow); an interactive online tour that links images to the floor plan for easy navigation; a dedicated property website that makes sharing your project effortless via social media, text message, or email. All deliverables are produced to present your work clearly and professionally so potential clients can appreciate the transformation and feel confident taking the next step. Price = $400

  • Additional images of neighborhood features such as pools, parks, playgrounds, walking trails, and entry monuments help illustrate the community setting. These photos provide valuable context beyond the home itself, giving buyers a clearer sense of local amenities, lifestyle opportunities, and the overall character of the surrounding neighborhood.

  • A custom web address created specifically for your property’s website. Instead of a generic, hard-to-remember link, your listing can be shared using a clean, memorable domain name that’s simple for agents and sellers to send via text, email, or social media. This small detail makes the property feel more intentional and professional, while also making it easier for others to revisit and share.

  • Virtual staging can be applied throughout the entire home, not just in individual rooms. Furnishings are added digitally to give buyers a clear sense of how each space can be used—where a bed fits, how a living area can be arranged, and how rooms flow and connect to one another. This approach is intended to provide helpful guidance, not to replicate a specific real-world furniture set or detailed interior design. The primary goal is to help buyers quickly understand the layout and potential of the space so they can move forward with confidence. All virtually staged images are clearly labeled to remain MLS compliant and to ensure full transparency with buyers.

  • A three-dimensional version of the floor plan that adds depth and perspective to the layout, giving a clearer sense of height and spatial relationships. This provides a more visual and intuitive way to understand how rooms connect and flow, helping buyers better picture the home beyond a flat layout. As with the standard floor plan, the emphasis remains on clarity and an overall understanding of the space for easier decision-making.

  • A video walkthrough generated from the floor plan, illustrating the home's layout in a clear three-dimensional format. Delivered as an MP4 file for easy sharing on YouTube, Instagram Reels, text message, or email. This offers a simple, cost-effective alternative to a custom video while still giving buyers a confident, accurate sense of how the home flows.

  • Captured at dusk when the sky is rich with color and the home’s interior and exterior lighting combine to create a warm, inviting glow. This enhanced timing is ideal for highlighting outdoor features such as pools, patios, landscaping, and architectural lighting—helping your listing stand out, draw immediate attention, and make a lasting, memorable first impression.
